Downsizing in Greensboro?

After 42 years in the same home, the idea of moving can feel overwhelming. Recently, I helped a couple leave their family home and move into a low-maintenance patio home just a few miles away, closing on both on the same day.

The Situation

My clients had lived in their 3,000+ square foot home in Hamilton Forest, Greensboro, for 42 years. They were ready for less maintenance, lower overhead and a more relaxed lifestyle than the yard work, aging systems and constant upkeep allowed. They had thought about selling several times, but the timing never felt right.

Their biggest worry was how to sell and buy at the same time. They had their eye on a specific neighborhood near the Greensboro Science Center. Patio homes in the Devonshire subdivision don’t come along often, thanks to their excellent build quality, one-level living and small enclosed patios and porches.

My Approach

When a home in Devonshire finally became available, they knew the time was right. They had already listed their family home, so making an offer on a new one before they were under contract was a real concern.

Their home was in a great spot, in one of Greensboro’s most popular neighborhoods, so we knew a buyer was imminent. I encouraged them to hold their nerve, and we put in an offer on the patio home.

What Happened

Their family home went under contract almost immediately after we made the offer. Because they wanted to use the equity from that sale to buy the patio home, we had to coordinate carefully. We closed on the family home in the morning, waited for the funds to clear, and then closed on the patio home that afternoon.

It was a little nerve-wracking at times, with inspections being negotiated on two homes at once. With lots of encouragement, and a phenomenal agent on the other side of the transaction, we used logic and experience to work through everyone’s concerns and requests.
