Reflecting on 2024: 

As the year draws to a close, it’s the perfect time to pause, reflect, and share the journey we’ve all been on in 2024. The Triad Real Estate market has had its fair share of twists and turns, mirroring the broader national trends while maintaining its unique local flavor. In this blog post, I’ll take you through the highs and lows of the past year—not just in the market but also through my personal experiences as a realtor serving this vibrant community.


2024: The Year in Review

The Highs of the Triad Housing Market

This year began with a surge of optimism. Following interest rate adjustments by the Federal Reserve late last year, buyers entered 2024 cautiously optimistic. The spring market—always a bellwether for real estate—saw steady activity. Sellers who priced their homes competitively often received multiple offers, while buyers with pre-approvals in hand found opportunities in what had previously been an ultra-competitive market.

The Triad’s affordability compared to larger metropolitan areas like Charlotte and Raleigh continued to attract out-of-state buyers, especially those seeking more space and a slower pace of life. Key areas such as Greensboro, Winston-Salem, and High Point saw significant development, with neighborhoods like Starmount Forest and Ardmore standing out as perennial favorites.

The Challenges

Despite the early momentum, 2024 was not without its hurdles. Mid-year, uncertainty returned as whispers of another potential rate hike caused some buyers to pause. Inventory remained tight, creating challenges for first-time homebuyers navigating rising home prices and stricter lending requirements.

Another notable shift was the growing impact of the forthcoming election, which also caused some buyers and sellers to be cautious before making this significant change.

Resilience and Adaptation

By late summer, the market had found its balance. Sellers adjusted their expectations, and buyers recalibrated their budgets. New construction projects in areas like Greensboro and Kernersville provided much-needed inventory, while renovation projects surged as homeowners opted to improve rather than move.


My Personal Journey in 2024

This year has been both rewarding and humbling. As someone who relocated to the U.S. in 2023 and to the Triad in 2016, I’ve found immense joy in helping families make the Triad their home. One of my proudest moments this year was assisting a downsizing couple transition from their long-time residence to a new construction property that was not only financially more pleasing but brought them closer to family—a reminder of how personal and impactful real estate can be.

The lows? Every realtor’s journey includes moments of frustration, whether it’s a deal falling through or navigating the complexities of an evolving market. However, these moments have only reinforced my commitment to staying proactive, determined, and thoughtful in serving my clients.

My family continues to thrive, and we all remain happy, healthy, and excited about our prospects. I couldn't do this job without their love and unwavering support in a career that can sometimes be stressful and unrelenting; together, we always make it happen!! I look forward to watching them grow and have success as we move through the coming year. We have a graduating Senior, so that's a very fun new chapter for us all. 


Looking Ahead to 2025

While 2024 brought its share of surprises, I’m entering 2025 with optimism. The Triad continues to grow, offering opportunities for those who call it home and those looking to make the move. As we move into the new year, I’m committed to leveraging the lessons learned this year to serve my clients and community better.

I am excited to serve as the Chair this year on the Realtors Community Service Committee supported by the Greensboro Reginal Realtors Association and also helping on the board of the SPCA of the Triad - a non-profit close to my heart, helping save and rescue animals throughout the Triad. It's looking like it will be a BUSY 2025!!
