10 things you need to know about SELLING in Greensboro, NC this Fall

Here are 10 things to know if you are thinking of selling your home in Greensboro, NC in 2023:

  1. The housing market is still hot. Home prices are continuing to rise, up 4.2% month on month* Housing inventory is tight, and days on the market are currently at just 5 days. The number of new homes to hit in July was 360 homes, making this an average monthly supply of just 1.1 months. This means that you may be able to get the most out of your equity if you were to consider selling soon.   2. Get your home ready to sell. This includes decluttering, making repairs, and staging your home. You want to make sure your home is in the best possible condition to attract buyers and garner the best price on your investment.
  3. Price your home competitively. Don't overprice your home, or it will sit on the market for too long. Do your research to see what similar homes in your area have sold for recently or ask for a detailed free comparable market report. I would be happy to provide this for you. 
  4. Hire a real estate agent. A good real estate agent can help you get your home sold quickly and for the best price possible as well as help you navigate through negotiations, understand the legal stuff/paperwork, and give you advice on getting the most return for your next steps 
  5. Be prepared to negotiate. Buyers will likely try to negotiate the price of your home. Be prepared to compromise to get a deal done. This isn't always about the offer price, due diligence, days to closing, and inclusion of personal items can also be deal-breakers in some transactions. 
  6. Be patient. It may take some time for the right buyer to come along. Even in this hot market, sometimes homes don't sell as quickly as you would like. This will sometimes require some uncomfortable conversations over changes to homes that have been 'well-loved' homes for years. Your style aesthetic may not be someone else's and it's always recommended to 'depersonalize' your home as much as possible. People want to be able to imagine their own family photos and furniture, not yours!

Also, getting professional photographs, videos, and floor plans taken, this also helps to showcase the home in it's best light and attract quality buyers. 
  8. Stage your home for showings. This means making your home look its best for potential buyers. Declutter, clean, and stage your home so that buyers can imagine themselves living there.   9. Make sure your home is available for showings. Buyers want to see your home when it's convenient for them. Being prepared and planning for being away from the home when you have children and pets can avoid unwanted stress at the moment. Sometimes it's recommended that when a HOT home hits the market, the owners take a trip and allow the home to be viewed as much as possible in that first weekend. Allowing access to your home for showings as much as possible upfront can help the home to sell more quickly. Also, allowing the home to be previewed at Open House events. This is a very popular way to get as many potential buyers through your home in a shorter amount of time. 
  10. Work with an agent who follows up. They should be getting feedback from all buyers and their agents. The only way we will know if your home is priced correctly is by listening to the feedback from those who have viewed it.
